This is not a solution we came up with yesterday. We have been selling properties in Bulgaria since 2008, and we were already developing the possibility of presenting properties in detail online and guiding clients remotely through the successive stages of a transaction at a time when buying property abroad from a distance still seemed difficult for many people to imagine.

That is why our property presentation system has been designed so that, before making a decision, a client can see as much as possible of what we ourselves would want to see when buying property abroad.
We do not show you just a few selected photographs and expect you to make a decision to buy a property abroad on that basis.
Every ILS POLAND GROUP property listing in Bulgaria – without exception – contains at least 50 photographs, often more than 100, a video presentation, a detailed description of the property and the complex, as well as the information necessary to make an informed assessment of the offer.
We show the interiors, furnishings and equipment, individual rooms, balconies and terraces, views, common areas of the complex and its surroundings. The video additionally allows you to see the property in a way that individual photographs simply cannot convey.
In addition, you can see the exact location on an interactive Google map.
All of this serves one purpose: before you decide to make a reservation, you should know as much as possible about the property you are considering buying.
We know that when buying property abroad for the first time, a natural question arises:
“Can I really buy an apartment that I have never seen in person before?”
Our clients had the same concerns. After completing their transactions, many of them told us that they had spent a long time analysing the photographs, video, description and location, wondering whether the reality would match what they had seen online.
When they later arrived at their own property for the first time, we often heard that it looked even better in reality and was larger than they had imagined based on the materials they had previously viewed on a phone, computer or television.
You do not, however, have to take our word for it. Reviews from people who have previously used ILS POLAND GROUP services have been available online for years. Only then do you decide whether you want to take the next step.
Photographs, video, a detailed description and the map allow you to get to know the property very thoroughly. Sometimes, however, before making a decision you may want to see something specific in greater detail than was possible in the material prepared in advance.
If you are interested in a particular property but cannot travel to Bulgaria at that time, we can – by prior arrangement and provided that the seller makes the property available – organise an individual live online viewing for you.
Our representative locally can travel to the specific property and connect with you by live video call, for example via WhatsApp.
During the live video viewing, you decide what you want to see.
You can ask us to show a particular room again, walk up to a window, step onto the balcony or terrace, show you the view, bathroom, furnishings, appliances, the inside of cupboards and furniture, common areas of the building or any other details that are important to you.
You can also ask questions in real time and request a closer look at anything that was not sufficiently visible in the photographs or video prepared earlier.
The photographs and video show what we have prepared for everyone interested in the property. An individual live video viewing additionally allows you to see what is particularly important to you.
If you have the opportunity to travel in person, you can of course still view the property and its surroundings locally before buying. A live video viewing is particularly useful when travelling is difficult because of distance, a lack of convenient flight connections, limited time or other circumstances.

Under every property listing you will find the section:
“Decided? Check the available reservation methods”
We do not force every client to follow one identical route. You can choose one of three methods:
For a remote purchase, you select reservation by correspondence via e-mail and complete the form relating specifically to the property you are viewing.
You are therefore not sending us a general enquiry such as “I am interested in some apartment in Bulgaria”.
The reservation is linked to a specific property listing and its ILS reference number.
Once we receive the form, we contact you and prepare the documentation relating to the specific transaction.
You receive a brokerage agreement to read and sign, together with precise instructions explaining what you need to do next.
The agreement sets out, among other things, the scope of our obligations, the rules of cooperation and the remuneration payable to ILS POLAND GROUP.
We do not hide the cost of our services in the price of the property. Before starting the procedure, you can check in detail the rules governing our remuneration, the scope of services provided and the other costs associated with buying property in Bulgaria.
When comparing different real estate agencies, it is therefore worth looking not only at the amount of their remuneration, but above all at the actual scope of service the client receives in return.
In our case, the service does not simply consist of giving you the seller`s telephone number.
It is an entire service system: preparation and detailed presentation of the property, photographs and video, the possibility of an individual live video viewing, contact with the client, reservation, organisation of documentation, cooperation with the people involved in the transaction in Bulgaria, preparation of subsequent stages of the purchase and – in the case of a remote transaction – carrying out the procedure that allows the client to be represented locally.

Depending on the circumstances of the particular transaction, you receive precise information concerning the required payments, their amounts, bank accounts and payment references.
Under the standard procedure, these may be two separate payments:
ILS POLAND GROUP`s remuneration and the reservation deposit intended for the seller.
In each case, you receive the exact bank account details, amount and appropriate payment reference.
Once the reservation conditions have been fulfilled, we change the status of the specific listing to “RESERVED”, and a reservation marking appears on the property photographs.
This is an important part of the entire system.
We therefore do not simply tell you over the telephone: “yes, the apartment has been reserved for you”.
You can also see the status directly in the listing that you previously analysed on our website.
Once the remuneration due has been credited to our account, we also issue an invoice.
When buying property remotely, one of the most important questions concerns the security of the funds transferred at the beginning of the procedure.
That is why appropriate protection for the client is included directly in our agreement.
Client protection written into the agreement:
“If the preliminary agreement is not concluded due to circumstances beyond the control of the parties, in particular if the ENTREPRENEUR fails to comply with or is unable to perform the provisions of this agreement for reasons beyond the ENTREPRENEUR`S control, the ENTREPRENEUR shall refund to the RESERVING PARTY the reservation fee and remuneration in their nominal amount to the bank account indicated by the RESERVING PARTY within 14 days from the date on which such circumstances arise.”
This is not a marketing declaration added to this article. It is a provision contained in the agreement concluded with the client.
The client can therefore review the rules of cooperation and the safeguards before signing the agreement and before making any payment.
Transaction security should not be based on promises made over the telephone. It should be based on documents.
After a successful reservation, you can of course travel to Bulgaria and participate personally in the subsequent stages of the transaction.
But if you do not want to or cannot travel again, we can prepare the procedure for purchasing through an authorised representative.
We do not simply leave you with the instruction: “please arrange a power of attorney”.
You receive a prepared set of documents required for the specific transaction together with detailed instructions on what to do next.
Depending on the transaction, these may include appropriate powers of attorney, statements, declarations and documents required for banking procedures.

This is particularly important when purchasing property abroad. A single missing signature, an incorrectly prepared power of attorney or an omitted authentication can unnecessarily delay the entire transaction.
That is why our client receives specific instructions relating to their own transaction, rather than a generic guide found somewhere on the Internet.
Once the documents have been prepared correctly, you send the originals to Bulgaria in accordance with the instructions provided.
Before sending them, we also ask you to provide scans so that we can verify the prepared set of documents in advance.
After the originals arrive, the subsequent required steps are organised, including – as appropriate for the particular transaction – translation of the documents into Bulgarian and the procedures necessary to prepare the final completion of the purchase.
The people working locally are the people who actually handle our transactions in Bulgaria.
You therefore do not have to search for a translator yourself, wonder where to deliver the documents or organise the entire process remotely in a foreign country.
From the reservation through to preparation for completion, you know what happens next and who is handling your case.
Depending on how the particular transaction is structured, certain banking procedures may also be required.
Here we want to make something very clear, because transparency is more important than promising a client that every transaction will always proceed in exactly the same way.
A bank is an independent institution and makes its own decisions.
If a particular transaction requires certain banking procedures, we prepare the necessary documentation and organise the process in accordance with the current requirements.
It may, however, happen that a bank refuses to perform a particular operation or to open an account on the basis of a power of attorney.
In such a situation, we agree with the client on a possible solution. Depending on the circumstances, this may involve an appropriate alternative settlement method, including the use of a notary`s escrow account, or the client`s personal arrival in Bulgaria.
We do not promise things that depend on a bank`s decision. What we do promise is that the client will not be left alone with the problem.
If the documentation has been prepared correctly and the circumstances of the particular transaction allow the buyer to be represented by an authorised representative, you do not have to fly to Bulgaria personally solely in order to appear before a Bulgarian notary.
On the basis of the power of attorney granted, a duly authorised person may represent you during the procedures connected with completion of the purchase.
The transaction leads to the execution of a notarial deed transferring ownership of the property in accordance with Bulgarian law.
And this is precisely where the fundamental difference becomes apparent between:
“finding an apartment on the Internet”
and
conducting an international property transaction from the selection of a specific property all the way through to acquiring legal ownership of it.
Signing the notarial deed does not mean that we stop answering the telephone the following day.
We have been operating in Bulgaria since 2008 and have our own branch there, as well as people handling transactions locally.
This is particularly important for a client who has purchased property remotely.
When you arrive at your own apartment or house for the first time, you are not arriving in a place where you know nobody and have to organise everything from scratch.
You bought with a company that was there during the transaction – and is still there afterwards.
Yes – and our clients have been doing it for years.
But in our understanding, a “remote purchase” does not mean buying a pig in a poke.
Quite the opposite.
First, you can see at least 50 and often more than 100 photographs of the specific property, watch its video, read a detailed description, check the furnishings and the complex, see the exact location on Google Maps, switch the map to satellite view and – if Google Street View is available – virtually walk around the neighbourhood.

Only after that do you make your decision.
This is not buying a property without seeing it. It is a different way of viewing the property and a different way of conducting the transaction.
And if, despite all of this, you would still prefer to see everything personally before buying – of course you can travel to Bulgaria, view the property in person and only then make your decision.
