EUR 40,000 for your own apartment on the Black Sea? Yes – it is still possible to find property in Bulgaria within this budget.
And we are not talking about archived listings from several years ago or prices that look attractive only in an advertisement headline.
We are talking about apartments and properties currently available through ILS POLAND GROUP.
The question is not whether such prices can still be found in advertisements. The real question is whether there are properties at this price that are actually available to buy today.
And if the answer is yes, another question immediately follows: what can you actually get for this budget? A studio, a property with a sea view, or perhaps an apartment in one of Bulgaria`s best-known coastal resorts?
And if the answer is yes, another question immediately follows: what can you actually get for this budget? A studio, a property with a sea view, or perhaps an apartment in one of Bulgaria`s best-known coastal resorts? The answer may be more interesting than you expect.
We checked this using actual data.
On 22 September 2026, the current ILS POLAND GROUP database contained 9 available properties in Bulgaria priced up to EUR 40,000. The least expensive was EUR 28,900 and the most expensive was EUR 39,900.
All properties visible in these results had 1 room. Their floor areas ranged from 24 to 36 m². They were primarily studio apartments – compact properties suitable, among other things, as your own holiday home, a property by the sea or a first property purchase in Bulgaria.
The properties were located in four destinations: Sunny Beach, Ravda, Kosharitsa and Elenite. The results also included properties advertised as having a sea view.
So EUR 40,000 for a property in Bulgaria is not merely an attention-grabbing headline. This budget can still open the door to owning an apartment on the Black Sea.
You simply need to know where to look and whether the property you are viewing is still available.

When searching online for phrases such as affordable apartments in Bulgaria, apartments in Bulgaria under EUR 40,000, property by the sea, apartments in Sunny Beach or apartments on the Black Sea, you may find many listings with attractive prices.
But the fact that a listing is still visible online does not answer the most important question:
“Can I actually buy this particular property right now?”
That is why we are not creating a fixed list such as “10 cheapest apartments in Bulgaria”. Such a list may look impressive on the day it is published, but the property market changes. Some apartments are sold or reserved, new properties come onto the market and prices may change.
A good opportunity matters only if it is still available to buy.
That is why the links in this article lead to our search results filtered to show AVAILABLE properties. Instead of returning to a closed list of apartments from the publication date, you can see the current results for your chosen budget.
There is one more safeguard. If you select a particular property and want to begin the reservation process, we will reconfirm its current availability before sending you the reservation form.
We do not want a client to make a decision based on an apartment that is no longer available for purchase.
With a budget of around EUR 40,000, today we look primarily to the resale property market for realistic opportunities along the Bulgarian coast.
This also has a very practical advantage: you are looking at a specific apartment in a specific complex – its interior, furnishings, view, common areas, surroundings and actual location.
You are not looking only at a plan for a future apartment. You are looking at an existing property that you can examine carefully before making a decision.
At ILS POLAND GROUP, we show more than just a few photographs selected for advertising. Our property pages contain extensive photographic documentation, while the full interior photo gallery and MP4 video are available on WWW.ILSPOLAND.COM.
You can also check the floor area, number of rooms, floor, furnishings, information about the complex, map location and other details of the particular property.
If we have verified Act 16 – a Bulgarian document connected with the building being approved for use – we include this information in the property details.
On the resale market, however, a particular apartment cannot simply be recreated. Once it has been sold, the next property at a similar price may have a different size, furnishings, view or location.
That is why it is worth searching, rather than simply watching the market.
And what about properties costing only a few thousand euros? Such offers can still be found in Bulgaria, but they belong to a completely different segment of the market.
>> House with land by the sea for EUR 4,000 – what is the truth?
Possibly.
In our check on 22 September 2026, the least expensive available property was priced at EUR 28,900.
This does not, of course, mean that exactly the same property will still be available when you read this article. It does mean that it is worth checking the lower price range as well.
Do not assume in advance that your budget is too low. First see what is available.
>> Check available properties in Bulgaria up to EUR 30,000
EUR 40,000 is the starting point of this article, not the upper limit of the Bulgarian property market.
If you can allocate more to your purchase, it is worth seeing how the choice of apartments changes as your budget increases. You may find a larger floor area, a different layout, a more attractive location, another standard, a particular view or a complex that better matches your expectations.
However, we do not want to tell you in advance what you “should” receive for a particular amount. The market changes, so it is better to see currently available properties than to rely on fixed price tables.

>> Properties in Bulgaria up to EUR 70,000
>> Properties in Bulgaria up to EUR 100,000
You do not need to convert your entire budget into euros before you start searching.
The ILS POLAND GROUP search engine allows you to search using EUR or USD, so you can start with the currency that is more convenient for you.
You can therefore begin with a very simple question:
“I have a specific budget. What apartment or property can I buy in Bulgaria within it?”
You can set your budget in EUR or USD, and the search engine will automatically take the conversion of property prices into account.
This is particularly useful if you are only beginning to consider buying property abroad and first want to see what is actually available within your budget.
The Bulgarian coast is not a single property market. The selection differs between large resorts, smaller coastal towns and complexes located a little farther from the beach.
In our check of properties up to EUR 40,000, available properties were located in Sunny Beach, Ravda, Kosharitsa and Elenite. Across the full database, you can also find apartments and other properties in additional locations along the Bulgarian coast.
So instead of limiting yourself to one resort from the beginning, it can be better to define your budget, number of rooms, floor area, distance from the sea and other parameters that matter to you, and then see where properties matching those criteria are available.

Price attracts attention, but a property should not be chosen on price alone.
Once you open a particular listing, you can move from the question “how much does it cost?” to the much more important question:
“Is this the property I really want to buy?”
Check the photographs and full interior gallery, watch the video, read the description and examine the furnishings, complex, floor area, number of rooms and exact location on the map.
If a property interests you, you can contact us about that specific property. If you then decide that you would like to reserve it, we will reconfirm its availability before beginning the procedure.
Your budget for buying an apartment or property in Bulgaria should not end with the price shown in the listing.
Before making a decision, it is worth understanding the possible taxes, notarial fees, transaction-related costs and service remuneration.
We will not repeat the entire process here because we have prepared a separate guide explaining the procedure and costs of buying property in Bulgaria:
>> Property purchase procedure and costs in Bulgaria
Not every attractive property will wait until your next trip.
That is why finding a property online does not end with us simply sending you a few photographs and a telephone number.
If you choose a particular apartment, you can first review the property carefully, contact us, confirm its availability and select the appropriate reservation method.
ILS POLAND GROUP also handles transactions in which the client does not have to return to Bulgaria solely to complete the subsequent stages of the purchase, provided that the circumstances of the particular transaction allow the appropriate procedure and power of attorney to be used.
We explain the process here:
>> How to buy a property without leaving home
First you find the property. Then you examine it carefully. Next, we confirm its availability. Only then do you decide whether you want to take the next step.
Do not start by assuming that an apartment or property in Bulgaria is beyond your budget.
Start with your budget and see what you can buy right now.

We do not promise that exactly the same apartments will still be available when you read this article later. That is precisely why we direct you to the current search results rather than to a closed list of properties from the publication date.
If you would rather not search through the listings yourself, contact us and simply tell us what kind of property in Bulgaria you are looking for and what your budget is. We will help narrow the selection to properties that match your requirements.
